Even with massive med school debt, I presume underwriting them as a tenant/buyer would not be too difficult (but this is pure speculation).I suppose the previous could apply to any field that requires post-graduate level education (and the loans that go along with it).What about university professors?  

If the Investor wanted to go above & beyond as our Bigger Pockets Professors have taught us than a 1003 app is in order.  

I have a few professors that refer us tenants from time to time.

The Real Estate Game by Harvard professor William Poorvu is a must read.

Running #s to make investment choices is just simple arithmetic, and most business courses are taught by professors who've never started any multi-million/billion dollar businesses. 

I have one client that targets professors and grad students and has done very well. 

Also a house hack doesn't have to be limited to multi unit housing, if you're comfortable with it, you can rent rooms in a single family house (College students, traveling nurses, professors, other traveling professionals rent like this all the time).

I really liked taking my course with them, they have great professors. 

I recall in one of my boring accounting classes the professor lecturing about some of the big time families that have used the 1031 to create generational mega wealth.it doesn’t matter either but it’s interesting I think.
