If you are unfamiliar with producing a business plan it can be quite daunting, it may take you a year or more to put the numbers together.

My three pieces of advice:(i) Source of Life liquid vitamins (on Amazon.com)(ii) Rowing machine (see velocity fitness rower, also on Amazon) -- can get a good work out in only 30 minutes and doesn't take up too much space (albeit more than an exercise bike)(iii) Juicing (with less fruit juice) every day

The new owner was left with no recourse… you can’t control the market that can plummet next week because of XYZ.in my business I can take the “fire” and produce more.

Don't sell a property unless you have a solid plan to invest that money in a property that will produce better results or move you closer to your goals.

Duplex produces more income, easier to rent, easier to repair and in expensive markets has the potential to appreciate more.  

The area I invest in produces good cash flow and good appreciation as well.

The most income producing will be rent-by-the-room and you'll be easy to fill the spots being a student yourself.
