I can get an entire place painted out in a day and can usually get the rest of the small repairs done in a 2nd day, all with none of my own work other than procuring some materials.

Remember that if you call or write a regulator you are not likely to be talking to an attorney (unless you are an attorney and establish those credentials) but rather someone who has been cautioned on what they can and cannot say and are often only parroting statements that have been approved by the legal staff.One last thing.

Also, if you made a different offer on the same property, with a different agent, there would be some issues between the agents as to who the "procuring cause" was.

Not trying to mess over any Realtor, if they are the procuring cause of a sale they are entitled to a commission, but within the grace period of the listing agreement.You can do this!
