I suspect if we polled only users with over 8 digits of RE or over 8 digits of net worth the question of what they would prioritize cash flow or appreciation, the appreciation would win in a landslide.  

How many hours it takes is going to depend entirely on the details of the project and how well all of the players involved (including you and your client) work together.If you're really trying to do this at scale and build "unlimited" houses, ditch the bring-your-own-materials plan and start building excellent relationships with contractors, subcontractors, and govt. building departments in the areas you want to build.

Try to find your people in different places and set up a screening system that weeds out the weak players and crybabies.
