100% agree with @Collin Hays - find a local manager, preferably one not too large or not too small, I would say 30-90 properties is usually a sweet spot.

Personally, I would prefer to use the HELOC approach.

I understand the appeal of the E2 visa route, and there are indeed a few franchises that cater to that niche.

That when decision points happen, you get together and allow them to lead in preference of the actions. 

I generally prefer higher since I don’t plan on putting in small claims, it’s basically just for catastrophic loses and the savings in premiums over multpiple properties for multiple years should balance that out if I have ever have to use the insurance.
