For those who have or had section 8 investments (especially in my market) how would you describe your experience?

I wish there were a hundred of these on the market.

I'm curious what more experienced investors will leave to finish repairing after they list the property, but before they start to show it (or lease it).I start the marketing about two weeks prior to completion, with an advertised availability date of one week after completion.

I wasn't really certain of specific desirable spots nor the typical market rents and such for various units.

It’s not an arms length transaction if your wife owns the selling trust that’s buying her parent’s property for less than market value.

From my experience, cities like Greenville, Columbia, Augusta, Huntsville, Chattanooga, and Jacksonville offer strong house-hacking opportunities with growing job markets, solid rental demand, and affordable multi-family options.

I am exploring the possibility of purchasing an off market plot of land, building a modular home, and then selling it.
