@Daniel RubensteinIf the seller claims they will take care of odor removal get it under contract with a contingency, make it clear that if the odor is not gone by the the contingency you will not purchase the property, also make it clear that YOU will make the final determination with regards to the final status of the odor.If you feel the house is overpriced then offer what you think its worth, you can always move to Vegas rent a place and wait for a place that better suits you and your family.Good Luck!

I use the No Pets policy in my lease to validate any claim I have on their security deposit related to pet odors, or worse.So far all the pet owners that I've had have been good about their pets.

The vapor barrier should help in keeping the moisture off of the floor insulation.Vents will help with the movement of air and assist with the odor problem.

The physical damage will be easy to fix but does anyone have any ideas on eliminating the dogs urine odor that is still lingering?
