They use ACH which TAKES the money from the tenants accounts, as is mutually agreed when the lease is signed.

Costs us nothing and if the tenant pays via ACH, it doesn't cost them anything plus it gives them the option of using a credit card to pay (with 3% fee to them).

I'm working on my Florida lease and trying to figure out how to have generic statement in the lease that would allow for rent payment options such as direct deposit / ACH transfer / online payment (Cozy, erentpayment etc...) ?

I don't have experience with QB accepting online payments, but I know for an extra fee you can send out invoices they can pay via ACH (I think) or Credit Card (although I believe Square is cheaper for CC).For 20 units, consider how much work you'd have to do to reconcile the payments (likely not much) versus what a full suite would cost you instead of just having tenant run direct deposit or employ a different company/system apart from your PM program.
