Yeah it amazes me how someone can live in their home scot-free for 6-10+ years without a single payment and then have a new lender have to hand it over to them for sending one letter, for merely pointing out they actually owe money.   

Depends on whether the activity rises to the level of a trade or business or is merely an investment.

In reality, he is likely saying out-of-state guys are settling for 6 CAP, while in-state guys still want 8....Cap rates are merely the minimum return an investor is willing to settle for.

The mere fact he is involving his Ira and has post closing plans suggests he is getting some benefit already. 

@Robert C.Yes had we only known what the the cap rate was for a given market without the price/unit we would be able to deduce that the price is increasing just by the mere given information that the cap rate is going down.

So it’s a game of seeking the 9’s or 10’s tenants versus the mere 7 or 8’s.  

I'm merely showing that I am trying to develop skills that I can while I pay down debt, I don't want to idle right now.
