You'll have to honor existing leases (very few exceptions) and follow statue (like if you're only allowed a 10% increase per 12 month period).Do you need to honor the original lease? 

On Home Depot, search for shower wall panelsand they have some that can be shipped in that are granite or marble look.

The judge in our case let us come up with our own plan, as long as we both agreed and it seemed 'equitable' to him and state statue.
