We’re moving into the ADU ourselves starting in January so we can remodel our main home.

Main reason to split the lot would be to maximize the lot for cash flowing rentals.

Water and sewer about 200 yards away.  1 mile to the main highway.  

Given how important these features are for real estate investors, it’s frustrating that the integration isn’t as solid as it should be.I would appreciate hearing any insights from the community, mainly if someone has found a better solution for syncing AppFolio or handling portfolio loans more efficiently.

Myself on my own and working with my dad we flipped everything we only bought props with substantial equity that we could resell As fast as possible with my dads company doing mainly wraps as dispo on short term notes .. so the sellers were out of the deals with in 24 to 36 months..

To hit $1mm net equity in 5 years you have to approach from mainly an appreciation approach.  

If cash flow is the main goal, there are many other markets to consider before San Diego.

. - The ultimate house hack, live in the small ADU unit and rent out the two levels of the main house on AirBnb in San Francisco (I would have thought STRs are oversaturated in S.F. but it worked for them and they stay fully booked).
