I wouldn’t be shocked if someone else comes in and becomes the dominant player in this niche.Younger people like technology, they want to open an app, select where they are or will be going, and find their lodging that way instead of various searches to find hotels that will have inefficient staff working, which in turn is costing them more money to stay at the hotel. 

Furthermore, a rental agreement that waives all of your responsibility to provide safe lodging will not hold up in court.  

He now owns 2 private jets, a mansion in Santa Barbara, a lodge in Breckenridge, and lives comfortably here in Texas. 

Basically the same as above, but with it being a "place of lodging" more akin to a hotel/motel the applicable law is the Americans with Disabilities Act of 1990.Both FHA and ADA use the same terms of Service Animal and Emotional Support Animal....however each defines these completely different.Please Reference HUD Guidance Memo FHEO-2013-01 to get an overview on how each is defined.

Will,It is the biggest thing I've been looking at, while trying to develop more lodging here.

We want to build unique stay lodging (those dome homes if you care to know) which should attract more stays and higher nightly rent.

We want to have lots of cabins, a main lodge, provide Mountain experiences and also live on this property. 

Tough situation.Maybe have the conversation with a couple of buddies hanging around....But I would still go and talk to the HS first, just not lodge the complaint yet...
