Great topic.In my experience I have seen some very inexperienced investors stumble through a deal (to their credit) in spite of their negotiating skills.Their biggest weapon was coming at the discussions from the place of how they could solve the sellers problem(s).Of course... those that developed more advanced negotiating skills not only increase their profits, they also got more deals to the closing table.One of my all time favorite negotiating books, one that I require all of my clients to read, is The Secrets of Power Negotiating by Roger Dawson.

I bought an REO from Bank of America that they listed at $199,000, Because I know my market and looked at Comps, I knew this property was priced a little low to attract buyers, I also know most buyers are inexperienced buyers only doing what they are told to do on the many websites and that's offer much lower than what the bank is asking and not looking at all other variables in the deal, I offered the $199,000 the bank was asking and at closing the property appraised at $225,000.

I don't want to think the firm we chose is doing this, but they certainly don't have strong incentives to do things fast, and I'm paying them to correct their own omissions/errors of the inexperienced engineer who were assigned on our project.So as you can see, I did my homework in choosing a local, reputable firm, who does lots of business with the city, and still ran into such an issue.
