Especially since part of your portfolio are rentals, PG County is a really good look to expand your business.And because we have sought after homes for investors we do have some of the hottest markets along with Baltimore and DC to get involved with wholesaling. 

Adrian,I don't know you but from the title of this post and the brevity of your intro, you're coming across as the guy who thinks he's going home with the hottest girl at the bar simply because he showed up.Unless you look like Pit Bull and things naturally fall into your lap, you're going to have to learn to hustle both in dating and in real estate if you want to make it.

I am in Colorado with one of the hottest markets in the country.

I used BiggerPockets to network and did my own due diligence to narrow down my marketsize to an area in Jacksonville, Florida.I'm not sure if it was just 'dumb luck' but the market turned out to be one of the hottest in Florida in 2015.

I'd like to open the floor for discussion and ask where are you seeing the hottest rental markets at the moment? 

I can tell you it is the hottest market in Arkansas. 

Over AZ, Midwest 'cashflow' plays (most of which are scams, IMHO), mountain cabins, the latest and hottest places or anything else.  

I might install high tech plug ins like phone and computer charging and a network that is readily available in the hottest places like the bedroom, the den, and maybe the dining area.
