My gut tells me the cash flow gain over 5 years of rising MFH rents won't hold a candle to 150K a year (compounding each year too so really more each year) worth of capital gains via appreciation I get with SFH. 

Burn the candle at both ends and keep your full time job while becoming an investor. 

Make the front door look inviting, put a small table with brochures telling about the property, maybe a mirror or some type of picture on the wall in living area, decorative towels in the bathrooms, maybe some type of candle on countertop, and in kitchen some type of countertop decor.. keep it clean and simple.

Just another point to consider.Still, I LOVE the idea, but I am a little bit of a hippie when it comes to the environment.

I had a tenant who moved out and she was burning oily candles all day everyday and all of the walls had a dark waxy coating on them, the carpet was in terrible shape, and her kids drew on the wall everywhere.

They come to Seattle and love the urban "hippie" vibe.

I have those fireplace multi candle stands now in my houses.

Austin has been a very popular city of a long time dating all the way back to the hippie counter culture movement with Janis Joplin and Willie Nelson calling this place home.

I'm a hippie dippy liberal arts major, folks, so I obviously need someone to tell me how it is.

I went to high school with STeve Jobs lived down the road from him.. and ended up living in the same hood as him in Palo Alto.. we were just west coast wanna be hippies smoking dope dropping acid etc etc. ( jobs more than most).. we had no clue as to how you folks live back there .. and its still that way today...
