I think you would be better suited using that money towards repairs to BUILD equity rather than PAY for it up front, also if it does need repairs, do em at the end when you want to sell , college kids don't necessarily need granite and stainless steel appliances quite yet :)Just need to run your numbers prior, discuss strategy, and let it rip :)Let me know if i can be of any help

Kindly help me with your wisdom.It’s a semi-detached 2 unit has a new boiler, new hot water heater, vinyl replacement windows, brand new exterior doors, completely renovated 1st floor- 1 bedroom unit - features a living room with a fireplace and granite in the kitchen, ducted for central A/C.The 2nd floor-2 bedroom unit has central A/C.There is W/D hook up in the basement, and also a W/D hook up for the upstairs unit (would need stacked small unit to fit into space).

It does seem to come down to what your agent knows about finding VA qualified properties and having an appraiser that appreciates not just, "This place has countertops, check" but "Granite countertops and brand new kitchen, sweet."
