Housing prices are about $700 per square foot for SFR for mid tier suburb.  

I offered to list it for mid 150's (believing it would have sold relatively fast at that price) or purchase it for $120K.

Working on getting my first property under contract, I do have a licensed realtor, who pulled comps, the issue was she had to go back a year, and the highest comp she pulled was 220k, building is currently on a short sale for mid 60k. 

.- The market for non-HOA properties (including dilapidated multi-family shacks that look terrible but must cash-flow like mad) has skyrocketed in the past 4 years, whereas the market for mid/high-end condos with HOA's is still pretty bad.Questions for people doing this:- how much work is it, relative to a regular rental?

It's a close-in neighborhood developed in the 50's, and WAS known for mid-century ranches.

Hey Christopher,Just some ideas, besides looking at comparative rents on FurnishedFinder or other sites for mid term rentals, you can also look up facebook groups in Maryland that are catered towards rentals for traveling nurses/traveling workers/remote workers and find some real time data on mid term stays.

Aimed for mid to lower percentiles just to be safe. - All this info is from 3 beds in the area(YTD) ADR = $387(5Y) ADR = $371YTD Occ = .69(3Y) Occ = .61Taking the 3y Occ and 5y ADR    371 * 18 = $6678.
