Do you turn in clean PLs on each property?  

It took about 15k to clean, paint and band-aid the property to the point where we could fire sale it.

But, when 1 party has a clean sweep that means a lot of legislation gets passed, and that spokes the markets.  

@Jason Tucker  you need to add in your utilities, common area cleaning, and turnover costs to determine if it makes sense.
