I’d be interested to know what hurdles you gents are encountering and glad to offer up some help.

Most people I've encountered doing it have some relevant sales/marketing/construction background, and the wherewithal to have marketing budgets in the thousands of dollars. 

I have been watching every YouTube video I can, reading as many books as I can, and talking to every investor I encounter.

I live in the bay area and will be investing out of state (OOS), I know by reading in the forum that Midwest is the place to go, I originally planned to go to Indianapolis however the multi family houses that I encountered are on the older side as such will have a higher cost of maintenance, the realtor I am working with setup my automated search in the 46201, 203, 205 ranging in the $120 - 190K range. 

I recently hit the 3 year mark of being tobacco free.Immediately I didn't even question the possibility that the evaporation/aerosol inhalation of two of the most commonly encountered food, cosmetic, and hygiene chemicals, glycerin and propelyne glycol, would be harmful whatsoever.I heard the hype, I asked doctors. 

I have never encountered anything like this before.   

It gives me a good picture of what to do when I encounter this sort of thing again, which unfortunately seems pretty likely :/

I recently purchased 2 rentals in this side of town and I haven't had any negative encounters so far, but I'm still testing the area to see how it goes.

Has anyone encountered this before or have any advice?

@Wayne Brooks @Kim Martin I encountered with a property in TN under foreclosure by the bank and I've been told that for a period of 21 days I, as investor, can not bid on it (fiest dibs goes to people who will gonna use it as primary residence).I guess this may change on case by case scenario.
