@Alexander Felice 2009-2014 - Fed Quan easing and interest rates at .5 % - I was buying but too young to know about partnerships and using OPM. 2014 stop of fed buying bonds, altering interest rates and etc. 2016 First interest rate hike rates moved from .5-.75 % but come on that's really not going to change behavior. 2016-2018 Fed rates move to 1.75 % , so for the hypothetical 1M dollar invest its cost 5K vs 17.5K annualized interest.

Beam, Post tension, driving piling, bell bottom, floating, pier and beam...Make sure you have a foundation company that is proficient at the type of project you have.I am no rookie, and I have had major issues with 3 (BBB accredited) business's this year who claimed to be experts in foundation work.

So if you're selling a rental worth $500k (using round numbers for ease), you could identify as many properties as you like, heck you could pick out 20 if you wanted, as long as they don't all add up to more than $1 mil (200% of $500k).OR2.

Plus it’s all electric, so they aren’t setting up gas bills, oil deliveries, etc. ease of use is definitely worth something.
