The dispute went into ethics committee for the escrow company and will be tied up for a least one week. 

Default tenant that owes several months back rent has finally moved out and my mom who is the new new owner (brother died and left house and assumable mortgage to her in his will) is trying to get gas service but the gas company says service is still active and past due balance under tenant's name.What is the best resolution?

Two years ago the National Association of Realtors appears to have passed a resolution requiring all MLS's to feed data to AVM providers but Utah objected.  

My appraisal addendum expires Tuesday evening (was already extended by mutual agreement) to attempt to find resolution, so looks like my cost is just an appraisal.I feel bad for the folks as they are looking to move out of state and have a deal going at their destination... sure hope they had contingencies on closing this sale so they aren't loosing their earnest money, although by the tone of the sellers responses it sounds like they are getting hammered on both ends.

If you do, get them involved as they are going to know the right pressure points to push for a resolution here.

Additionally, we don’t want to be involved in disputes about who did what.  

Any suggestion how I could dispute the appraised value and is it worth a try?

If you were to have a sheriff sale against your personal property due to a dispute with a creditor, is there a way to stop or postpone the sheriff sale to either set up payment plan or dispute the claim?

I was not involved in the incident but I'm getting pulled into the dispute. 

I will do this using a member resolution stating I contributed 20 percent and my wife 80 percent as that's how the ownership split works.
