Are you referring to small multifamily deals or commercial properties with five or more units?

Theyre out there, but they are largely impractical and not viable except in the most profitable deals.

I did public record searches on all the tenants while I was in the process of buying the building just so I'd know who I was going to be dealing with.

I live in San Diego and am trying to purchase my first investment property I have about 150K to put down but am struggling to find deals that meet my price point. 

If you can get a note for 200K at no interest and you have completed your due diligence on this deal, then go for it. 

HOWEVER, I'm not to big on taking a % of each deal after the fact like certain franchise opportunities.   

Just normal stuff that happens in this biz when you're dealing with so many variables and things like that.At the end of the day, what you want is someone who will shoot you straight and who will do what they said they would.

To fund your next deal, explore conventional loans (15-25% down), FHA loans (3.5% down for house hacking), DSCR loans (based on rental income), or HELOC/cash-out refinance if you have equity.

They shop around for me and find me the best deal.
