Now see property management company cash flow:$1000 - tenant finding fee + $1200 (10% monthly fee) + $400 (resign fee) or $1000 - tenant finding fee.When PM company is charging 10% every month ..can someone explain why there is 15% surcharge on maintenance invoice amount.

I'm sure if you do some "dialing for dollars" someone out there will lend him in 2nd position (think 16% and 4 points, if not more) and make him sign a document wherein he promises NOT to live there, but we all know dang well he does live there.

Unless you built the property yourself and have all the invoices it's quite difficult to segregate costs since everything must be reconciled to the total cost.
