I like old and dated properties, but not rigged projects.

Sellers generally " rig it " for as cheap as possible when selling.

The only downsides to Raleigh I've seen are A) not many duplexes and B) mostly cookie-cutter type homes.

But one thing I love about this market is you will always be able to find a deal if you look hard enough.Depending on how hot the neighborhood is, investors are paying between 80-83% of ARV for your standard 3-4 month cookie cutter flip (purchase+rehab/ARV= 80-83%). 

So I am moving to a new area and will be looking for new banks to work with- I know I want a local bank that can work my situation vice something that fits into the Federal cookie cutter system. 

My current situation, there are some houses in my neighborhood that I'm certain would need little work (I haven't been in them, but they are circa 2000 and cookie cutter like mine).There is the potential, assuming a low enough offer is accepted to make $30k+ (hopefully closer to 50k), and if needed to be rented, would cashflow.The downside that I think I see is that we are going into the winter months, and it is mostly a live-in homeowner type of neighborhood, so there could be a couple months of hold before it gets flipped/rented.Thanks in advance!
