I technically could split the lot into 3 parcels, there enough sf to do so BUT I believe I would destroy the value of the main house if I cute the yard back that much.

Also some things to take a look at could be the census website as they track all of those things pretty accurate and are releasing interesting graphics and stats all the time.

I was recently listening to "The Millionaire Real Estate Investor" and in the foreword, the author tells a story that I guess is meant to be cute, about his son (11 years old or maybe a bit younger, I don't remember) asking him to teach him how to invest in real estate.

Due to the cover graphic, I was a little worried it might have been outdated, but the info contained in it still holds true.

What do you think about a graphic and a trello board as described in one of my comments above?

Just a tree with simple ornaments, something for the centerpiece of the table, a cute wreath on the door, and holiday print oven mitts and kitchen towels.

House C, I just bought, is a < 1000 sqft beach house, it's very cute and simple, and the furniture I'm putting there will all work as furniture for a simple AirBNB/VRBO. 

I have driven it, and I see a mix of cute, well-maintained houses with some kinda scary ones.
