Yes, folks have a short memory and plenty of buy and hold investors are picking these up at pennies on the dollar but the fix and flip exit strategy is pretty risky for investors. 

I've been looking at a lot of properties online and one of 2 things usually happens: either the seller over estimates the property (overstates price and rental rates around the area), or it's a 3rd party/wholeseller who I have to refresh their memory about the property.

If it takes him 3 months to get it up to par doesn't matter if you close in June since it wouldn't be ready either way.It seems to me (theory craft only) you want the house ready for move in around 1 month prior to school start.

Best sign ever is one that i made for less then a Home Depot sing and about 4 times as large.Go to a craft store and they will have a "NOW RENTING" flag (usually red, white and blue:)buy some iron on numbers.
