I’ve been devouring content from all different sources. 

I pay them $15 per reservation to give me $1500 of content coverages on each booking which covers most incidentals.

It has been really good content so far from what I can understand. 

Has the market changed much to the point where the contents of the book aren’t efficient?

If you are looking strictly for cash flow, you can usually find these in *cheaper* markets or "C class" markets.If you are at all interested in investing out-of-state, I do not do this myself, but if you look into "investwithace" on Instagram, he has a lot of content talking about how to do so. 

Makes it easier for others to link to content worth repeating. 

I'm consuming his content as fast as I can.
