I’m thinking of moving back in 2-3 years and have been contemplating adding an addition up and out before renovation prices get crazy in the area but still want to keep the income.The house has 3 bedrooms and 2 full baths and rents for $2200.

Also, ask your CPA or tax attorney about the capital gains rules for any scenario you are contemplating, before you commit to anything.  

So, maybe you have a little more contemplation to entertain other parts of the business you may want to focus on.But, once you have your monthly income goal, than you can zoom-out and back into it.
