We built a duplex comprising a top unit with 4 bedrooms and 2 full bathrooms, and a bottom unit with 3 bedrooms and 2 full bathrooms.

For expensive verticles and cellulars, I fill a sheep trough with water and a really good dose of liquid laundry soap and leave the blinds soaking for a couple of days.

Hepa vac the visible mold, scrub (wire brush) with dawn soap, hepa vac it again then rinse with clean water.

I had to drive home down the busiest street in Memphis with soap all over my truck, stop by the cleaners and the grocery store. 

While I agree with Thomas S. on preference for month-2-month leases in general, we have found two reasons/situations where an annual or term lease provides benefit in our market:A large percentage of our portfolio is comprised of student rentals.  

I could see 50 % for a trade where material costs comprise more than half - like solar or where special order or custom such as kitchens.

Other than that, soap, some batteries AA & AAA & 9v, notepad pen dishwasher tabs a smelly candle dog treats poop bags TP paper towel a colouring book/ crayons if they have a kid some Lysol wipes and such. $20 gift certificate for pizza joint hand written “moving sucks, this may help”.

Creating and updating your listing, monitoring your bookings, scheduling cleaners, resupplying toilet paper/soap/paper towels/etc.  

Maybe Murphy's Oil soap all of the wood and leave it as is and see if it rents.I say that because you don't know what's behind that paneling (cost $$$)(40 layers of wallpaper, giant cracks in the lath and plaster, etc...) and from the pic it looks like a lot of cabinets (cost $$$) to replace.If it were mine and I decided to leave it as is, I'd probably do the kitchen floor in (period type) 12 x 12 squares and replace the carpet with dark LVP and see how much rent I could get for it.Probably a new Formica top and a new Dish Washer (just to avoid service calls on the old one) and Greige the wall color.Of course from the pics I can't tell the condition of the cabinets--but have have seen similar ones of that age in incredible shape.Good Luck!
