I don't recommend lying to get a mortgage.

Needless to say, It is a constant battle picking-up leaves, sticks, and twigs.The tenants do not speak English and have created issues in the past with caused by raising chickens, large tropical birds, pot belly pigs, etc,.

if in 4 years this is the first buyer to bail thats extremely good.. people get buyers remorse all the time does not mean they lied  they just get worried and change their mind.Most important word in Real Estate sales is   NEXT  

If it's a great investment today, that's perfect but often times the opportunity lies on what you could do with the property in the future.

I would also donate $25-50 to the top several fundraisers whenever I get a chance and attend every pancake breakfast and chicken BBQ fundraiser I could.

She emails immediately saying she updated by email mutiple times(lie, I asked where) and says she's working on it.

A lie told in ignorance is still a lie. 

Thus lies the opportunity. 

By the way I recently gave notice to tenants that lied on their application which indicated no perspective tenants smoked.  

The one time I took a flier from a lender at Us Bank, the man lied to me, to make me want to work with him by offering terms he couldn't deliver on.
