Hi Mathew, I am a lender in CA and we handle a lot of second home loan financing, which can be done either as 1 loan up to 90% LTV or to break up to two loans to remove some of the larger new hits (LLPAs) Fannie Mae has imposed on 2nd home loans , a 70 1st and 20 2nd or 75-15% are both good options.   

If only one qualifies and they aren’t married have a plan for a breakup where the employed person leaves.

But from my experiences, quite often, after a divorce one of the divorcees ends-up staying in the house after the break-up, so I never thought it was a niche worth the time.  

It is worth the money spent, because you will have a template you can use for future business partnerships, where you can plug and input different terms and information, and you will be protected , vs using online templates which can leave you not sleeping at night and open to expensive litigation and even bad business breakups

While not the reason why I do this, I’m sure it at least gives some pause for thought before some folks break up and bail on a lease arrangement.  

You do not need a plumber to cut and break up the floor and dig up the old pipe .  

I think it helps to break up responses and it keeps the side bar from being too wide.

The breakup was legally devastating and did not end up anywhere close to 50/50.
