While I have grown my client base to a respectable number, I've struggled to gain consistent traction with realtors and property managers. 

Warner Robin's is another great market...there's  an airforce base and it's in close proximity to Macon which makes it ideal.

Also offers contingency based collection but price was not obvious. - AOA Debt Reporting Service: letter sent w 120 days to pay (with credit bureau reporting) after which it rolls over contingency plan with collection agency getting 38%.I know I would not want the task for what they charge.

This actually seems like a great scenario for a 1031 exchange based on what you've said.

Hi Trevor,I work at a local property management company based in Kissimmee and we are seeing quite a bit of STR convert to LTR because of the lack of reservations they had this past year.
