I would think it'd be pretty simple to calculate his actual rent income based on the properties current conditions and explain that at best, the tenants in place stay for years to come, he continues doing the bare minimum, and his highest predicted income is x dollars, barring any emergency spending to keep the tenants happy.

Im actually just finishing up on an ADU down the road at a different property so that may be a good indication if I can finish it quick enough to see resultsI also was thinking of making the barn a combination of both and make it like a bar themed loft for a guys / bachelor trip and build the simulator in with the living room as it can double as a projector type screen for netflix ect. 

Those small teams are still out there, many with DBA paperwork to continue branding themselves as "ABC Small Time Local Mortgage Brokerage" that's been around for 30 years that everyone knows, but really behind the scenes they are all employees of "XYZ Lending" along with 5,000 other employees.

Almost has no barring of it, I believe if I were to lose significant amount of net worth it'd make me think twice, but not to do a radical 180 of what I'm doing.

😊Clearwater is an attractive spot for vacationers, but even as a local, we stay out there several times a year…fishing, riding bikes, beach bar hopping and playing some vball.

If you vet tenants properly, you will have few problems in any state, barring loss of jobs.
