It took a $250 dollar letter, and some time and we reached a settlement.)

My client actually got paid $450 at settlement. 

LOL.. about a week after his talk.I wish I had listened to him at Vegas I think I was at that event.. if you recall did the guys that sell Life settlements make a big talk ????

@Matt Romano Any items he paid at closing should be on his settlement statement.

Of course the bottom line on the settlement sheet isn't all profit - that's where your bookkeeping and tax filing come into play.

The buyer accepts the home in as-is condition at settlement unless there is an explicit agreement to the contrary.  

@Guy Yoes  and to tag on to your awesome creative idea.. then take the policy and sell it for cash to those that buy life settlements  !!!

The actual "closing cost" is usually a line item on the settlement statement, sometimes called the Escrow fee.

I already screened. she has worked the same job for 2 years and recently got a comp settlement from years ago. she wants to pay her bills ahead so she doesn't have to worry about them but is still working bringing in a paycheck.

It will continue to worsen with future delinquent payments, a foreclosure or any sort of settlement.
