The buyer accepts the home in as-is condition at settlement unless there is an explicit agreement to the contrary.

The actual "closing cost" is usually a line item on the settlement statement, sometimes called the Escrow fee.

I already screened. she has worked the same job for 2 years and recently got a comp settlement from years ago. she wants to pay her bills ahead so she doesn't have to worry about them but is still working bringing in a paycheck.
