Moved a couple walls, remodeled two bathrooms, added a third bathroom, remodeled kitchen, new windows and doors, added a window, resurfaced pool, landscaping front and back, added a back patio area, interior and exterior paint, roof repair, termite treatment, new flooring throughout, etc, and some surprises when opening up walls and floors.Sweated for a month with no offers then got 2 full price offers the same weekend.    

Tubs on the other hand can be resurfaced and it's cheaper to resurface a tub than to remove and install a new one.

The pool will need to be resurfaced in 5 years for about $12,000 They need to put away $2400 for that.Look at everything you would need to replace over a 20 year period and figure how much does it cost and how much longer will it last.

Fishtown is wonderful, and whoever got involved in the Fishtown area before its resurface of recent years is a savvy investor and most likely sitting pretty.

They ended up making a deal with them where they resurfaced the parking lot in exchange for renewing early.

Resurfacing those floors is going to cost me about two grand.Would avoid large dogs.
