What are the red flags and concerns?

Do not want to put anymore capital such as a $140k cost of foundation further putting us in the red so considering selling this money pit as is or holding on for creative ways to make this house profitable.

I am working on a website right now that will highlight data from the SEC for those funds that have red flags.

Compound that with a squirrelly seller and tenant, and you’re not just seeing red flags, you’re being beaten about the head and shoulders with them. 

Ask them who the biggest player in the room is. 

Example: A backsplash that is a different color from rest of the kitchen (a warm green or red against white and grey walls), a tile that has a unique look or pattern to it, crown molding on cabinets, or a unique light fixture.

Two different animals really and I don't see creative financing is typically a reality with either option.Typically for tax liens and deeds you will need cash to be a player and cash that you can tie up for 1 year or two at minimum.   

I started using "Atto" a few days ago for 2023 material participation logging and I like that it has a big red/green start/stop button.

There was a guy on BP who tried to get one going down by Colorado Springs awhile ago called Bonsai Village and got as far as buying the land, but could never get permission due to NIMBY neighbors  and it got stalled in legal red tape until the  land eventually ended up being foreclosed on and turned into open space.

Additionally, the property I have for sale is located in the 48205 zip code, which I later found out is considered a "red zone."
