You can most certainly collect earnest money, draw up a purchase agreement with an option period and then bring it down to the local title company and begin search, inspection, survey and etc...I bought my house without any realtors involved.You won't believe how many houses I've looked at, that the realtor is in shock about the condition and admits they've never stepped foot in the place.Buying property isn't rocket surgery.

Seal off any room that is not getting sanded with a plastic 'curtain'.

Trim the windows in white plastic/wood.  

JT McGraw - When you install the new ones, invest in installing some inexpensive clear or cabinet color matching vinyl / plastic cabinet liners so the bottoms are protected from spills and scraping.

That bad stuff happened just 2 days away from scheduled surgery to fix that module in my head that failed.Luckily I was married and owe her a bunch.  

My brain annuerism  was discovered and I was scheduled for preventive surgery just two days after that happened.One thing that service has taught you about the importance of Team work.

(seeing as his damage is the direct cause of the apartment not being suitable for rent in April)Sorry if these are dumb questions, I'm just not sure what to do.I cannot do the work myself as usual, I am pending surgery for my right arm, and it is currently very limited in use.Therefore I am needing to hire people to do it for me.

If the last owners replaced areas of piping with modern plastic,  then that might mean that there is a larger issue at hand. 

For instance, one person I spoke to who was thinking about selling in the spring mentioned she was having a surgery in 3 weeks.
