I'm looking to buy general liability insurance for my LLC and also buying Renovators insurance for each property we buy to flip (overkill, i know, but I'm a conservative player.

A construction manager might be overkill for me.In addition, I have very good rapport with my contractors and they are good guys and a real bulldog type personality might cause those relationships to fray.I think maybe I should call this job "operations manager" instead of project manager?

Isn't it overkill?

It is a bit hard to use and overkill for my business.

You'll get more calls if people can SEE you and get to know YOU over that 12 months of repeated touches.One more thing.  12 touches is really over-kill, so here's a strategy to consider:  You could mail to 5,000 total instead - 2,500 one month and the other 2,500 the following month, and just rotate your list between the 2.  

At this level I think even the Umbrella policy is overkill.

Provided you are not holding properties in an area with insanely overkill tenant-favoring laws (NYC for example) and you do your numbers correctly, I don't think you have to worry.

.- The LLCs are overkill and will only make your life harder.

Calling someone once a week after you've already had lengthy discussions seems a bit overkill if they're not really motivated to sell.

When I look into software designed for rental properties and even QuickBooks, it is just overkill for where I am at.
