I would not be looking at ROI, or anything like that, since you are ultimately judging whether you sell an investment to buy a primary.I would simply look at your overall cash flow position.Currently, you like your current house that you rent in HI and for example pay $2k/monthYour property in CA cash flows $300/month (again just an example)So your net is -$1,700/mo.If you sold your CA property, would your PITI be more than $1700/mo for a comparable place?

@Matthew T. never done anything this big but taking your numbers your expenses are 33k so your net is 35 k.

I needed to caulk, trim paint and the biggest thing was pressure washing the rear deck because the previous tenant had potted plants on it for 4 years... a bit of a pain because it's a very humid environment down here so wood rot is prevalent.

Real Estate Agent from BaltimoreI hope it will turn for the better, I own many houses and commercial buildings, in  Baltimore, There is no leadership here, these politicians condone not paying rent, they will not let you legally evict tenants for non-payment or will they let you evict squatters, smoking pot on the streets is OK according to AG, can't open my Nightclub or other walk in businesses.I have always been positive and enthusiastic about this town and investing, but the liberals in charge have beaten me down, never felt so negative!

The added benefit is you can take the same pot of money (once you refinance out) and buy multiple deals with it.

The mini choppers don't seem to get used much, but I do a test 2x a year on each small appliance and they all still work as new.Also, things like the coffee pot are spares that sit in the pantry.

If someone is in pre-foreclosure due to covid, that's going to take several months to quit or get off the pot, as they say.Stay patient.
