My wife and I live in and do business in Mexico, and have invested in Quintana Roo (Riviera Maya, the Mexican Caribbean), both in luxury and mid-low class residential properties, with great satisfaction.Unfortunately, the kind of experiences Adrian had are wide-spread all over Mexico.

On the other hand, you *generally* have more turnover (families are less likely to stay in a MFH long term, singles turn into couples and need more space, couples turn into families and need more space), and tenant disagreements/noise/he's stomping around up there/playing loud music/cooking stinky food complaints are more common. 

@George Fitz Yeah, prices have had a general downward trend over the last decade with the end of CAMP (the semi-militarized air raids on outdoor grows) in the area, as well as a ton of a ton of cheap, low quality marijuana grown by Mexican cartels, mostly on public land flooding the market.

@David Sanchez , @Chris Music , and @Denise Alberto are also flippers in the Bay, and may have some contacts they can share.Again, a lot of good people are very busy at this part of the cycle, but between all these referrals, I'm sure you should be able to find someone.Good luck on your deals!

The  buyer has to pay for or comes out of my pocket I find it odd that the house would have to be all decked out with music playing and incense.

Some like loud music, loud phone talkers (like me) people that pace (like me again), people that don’t like others studying / looking at them, lack of privacy, safety / security.

Some people like to hire illegal Mexican workers to save money, there is a reason they cost less. 

That is music to my ears.

If anyone has any recommendation for great restaurants or places to hear some nice music (live or otherwise), would love to hear it.

I've gotten 3 quality tenants this way: a bakery, a wood fire pizza food truck company, and a Mexican food truck company.
