The only thing is, he mentioned that I will have to file an extension because, understandably so, he does not have the time to complete my small business returns by 3/15 (8 days from today).

If you go self-employed, youll need two years tax returns.

This may result in late fees and eventual eviction if not cured within the legally provided time.

That is a dollar for dollar return on principal paydown.

So I offered to pay for the flight, if they returned a clean and empty house.

I feel confident we will have it occupied and possibly at a higher return than anticipated at closing.  

Overall it is still a very good city to invest with solid returns.
