Actually the real best option is to wait for the next big earthquake that comes through and buy right after it...we're overdue anyway...Alternatively, you can go to the outer areas of SF.

-I have earthquake insurance on all the properties (except my new primary residence though I'm considering getting that as well even though my rate spikes by 50% and it has a 25% deductible.Things I've considered:-An out of state trust such as Alaska, but they cost about 25K just to set up.

The big upside seems to be if the building needs to be retrofitted for earthquake, you can convert the carport or garage to an ADU with a lot of costs that would have to be spent regardless because of the retrofit.

They have all the contractors in place who know how to set the unit, make it earthquake safe, attach the gas lines, add in electrical boxes, build the carport awning, landscape, etc.
