The fact that you have already owned and sold a rental property gives you a great experience to start from.In terms of the best place to invest - that is whatever place meets your criteria, goals and investing style.Personally flips have not been working as well for me lately, but when we get the right BRRRR deal those are still working well.

I would love to speak with people that have experience in the area.If one of your friends would like to talk to me and share some advices it would be great :) 

I personally concur .. they charge 6k to join the club they bring in folks who have no experience and set them lose.. with so called training..

Anyone have experience with a short term management company called BNB Monthly

Questions they will have is who is the owner, what experience do they have, is their key person insurance against them etc.

You can't really predict for a creative business mind and how they might craft a guest experience that stands out in their market. 

None I could say with confidence without knowing more details on the borrowers experience, property type, city, and project numbers (PP, Rehab, ARV).
