We found our low income rental rehab area while actively looking for properties on Zillow and the MLS and then driving those areas multiple times until we found a area that was a "diamond in the rough".

You can also sign up to be notified of events at the Black Diamond url in my profile. 

Often I'm looking at the listings and thinking "man, this sounds like a great situation for a person with defined knowledge of taking that and turning it into a diamond."

Foundation issues can be a diamond in the rough if you have the right people in place.

Going more towards Boston I'd highly recommend the Black Diamond meeting in Waltham. 

Because, house hacking is comparatively simple and beginner-friendly (and therefore has the highest likelihood of success), but strategies like BRRR'ing, flipping, wholesaling, etc. are far more complicated, and have a far higher chance of failure because they involve so many "moving pieces".I always use this analogy: would you tell a beginner skier who has zero experience to ski a double black diamond (the most advanced terrain) for their first run?
