Don't just call them once... make it a point to remain in regular contact with them (at least 1x per month) via phone, face to face, email, text, social media, mail, etc.At the same time, make it a point to add X number of NEW contacts to your database each day or week.

The reason I say this is a double close, is because we would require the seller to be open to seller carrying the amount that we helped cover as a second note against the property.Ex. 1st transaction: DSCR covers 70% we help cover the remaining 30%.......close transaction.2nd transaction: Title opens a second escrow account and creates a 2nd lien for say 40% against the property so we can get our funds returned.

Remaining principle on the mortgage was paid by Flock at closing ( ~60K), so my shares at Flock represent the equity in the home that I’d accumulated from appreciation and principal repayment over the last 17 yrs.I like their approach/strategy.

@James KieferThere are many REI opportunities in different markets - markets in the Midwest and Southeast of the country are great - where not only are the purchase prices reasonable for most RE investors, but the homes are turnkey (new builds or completely rehabbed homes, tenant ready, systems 10 years of life remaining on them, property management teams in place) with appreciating home value AND appreciating rent.
