The owner of the property ran a antique shop there for the last 15 yrs and is looking to retire. 

The building has been empty since the 90s, was last used for it's original purpose in the 60s and was an antiques store until it went under. 

Those are very close.Assessments do take the condition of the building into consideration, but they are broken into two parts - building, which can fluctuate with condition and land which doesn't.As to older properties, I'm selling one for a client now and rehabbing one of my own.The one I'm selling is a genuine antique, built in 1814.

The term Realtor is kind of antiquated it's literally just a "club".

You must offer a commission to buyer's agent ... we still see the market stuck in the antiquated % commission.

It is like a exotic antique car auction, if you buy an old car at 40k, restored it and spent 40k, your minimum bid it out / sell it should be around 100k for your time and profit too.

Also, the possible tenants that are interested won't need much of a build out, just the shell for an antique items store.Jason
