This isn't the case in all situations, but usually when a seller is selling an occupied property, it's because the they are tired of dealing with the existing tenants.

@Tom McArdle  - that's a good point . ive seen a lot of seller-financing deals on here with low money down, so I figured I would try to offer a lower down payment amount first.he's also an older wealthy doctor and doesn't really need a huge downpayment - he's more just tired of dealing with the tenants.

She is really proud of doing this by herself (I had to help her out for a few months when my Step-Dad passed away).I'm not sure if an option for your parents would be to sell the place in Lakewood and move into a similar community with the difference in price being a reserve fund for them, or even do a cash out refi on their house in Lakewood to buy a condo in a similar community with plans that they move there once they get tired of lawn mowing and other similar chores that come along with the house.

@Ivan Barratt I put the cart before the horse, as I am still narrowing down cities, but was tired of being a passive member on the forum, so jumped in. , price point depends on if I can get a good value in an emerging area, not looking for war zones, but would like to be educated on the working class areas.
