The other two that you mentioned seem to go hand in hand.

The state tenant/landlord laws, while not as favorable as a Texas/Florida etc state, are not as bad as people make it out to be.

I find that's definitely the first thing that is good to think about, you'll hear people talk about their "buy box" which is just a way of saying what kinds of deals and opportunities you're interested in. 

Read the book on STR by Avery and most recommend DYI if you are tech savvy and can be hands on.
