The low hanging fruit may be long gone and you are sending out pieces that say "hello world, look at me!" 

You know that saying "Even a blind squirrel occasionally finds a nut"?

Sometime since then, they passed a local ordinance that leases couldn't be signed that far ahead of time, now it's either 9 or 10 months which is still nuts IMO.  

A business that has not born the fruit of financial profitability of yet. 

I have some capital and solid W-2 creditworthiness and am ready to do a deal or two in DC, MD, VA in 2018.If you bring some of the nuts and bolts experience of rehab project management, contractor relationships, etc. that might make a complimentary pairing.

Have grown very tired of watching property values go nowhere with this property while here in Charlotte (where I live) values are going nuts (not to mention I want a local rental so I can manage myself).My plan was always to sell this and 1031 into a rental in Charlotte, but would have never guessed in a million years the property wouldnt be worth what I paid for it more than 10 years later.  

Of course, could just be someone that is actually just plain nuts, or trying to get out of an obligation, but that never happens in this business, right?

This option will take some time to take root- longer to bud- even longer to bear fruit.

The other thing that drives me nuts in this article is the failure to consider cap expenses for old inner city housing stock when making claims about cash-flow.
