I like the moderate middle ground.It also depends on the risk profile of your company.

The mindset on that (aside from the challenges finding the right deals with the clock ticking on the 45 day 1031 period) was that a long term buy and hold and moderate leverage would meet most of our cash flow goals without going too risky with too little time to do it carefully  -- and with the limited deals available to us at that exact moment. 

I have no idea where your angry post came from, but as you are a BP Moderator, it was disappointing. 

A 5% no hassle, moderately safe securities yield should be easy to average.

I have been gravitating my clients towards moderate leverage 2-30 unit buildings.

(I have traded stocks for many years to moderate success and am just dabbling in real estate so any input would be very helpful).   

Networking requires posting and interacting to build relationships and that takes time and necessary to getting to step 3 which is dealmaking.I believe we already have moderators here and there might be a difference in bumping old threads to solicit a response as opposed to reviving old posts to add relevant info.

The moderate turnout has the appearance of a frenzy, but typically we only receive 1 to 3 completed applications (virtually always at least 1).
